The Evening Standard is interested in doing a long-read feature on the rise of multigenerational living.

 

The journalist would like to interview residents living in our multigenerational homes specifically (see plan below – the houses are highlighted in red, yellow and blue).

 

  • These residents need to be happy to be pictured in front of they home and need to be comfortable talking budget generally speaking.
  • They will be asked why they chose this way of living, what they like about it, benefits, would they recommend it.

Explanation of the Fixed Queen Elizabeth Estate Charge

Explanation of the Fixed Queen Elizabeth Estate Charge at Chobham Manor

 

For private owners under the terms of your lease or transfer with Chobham Manor LLP, you are required to pay the Fixed Queen Elizabeth Estate Charge (FQEEC). In addition to this you are required to pay the Queen Elizabeth Administrative Charge which is 5% of the Fixed Queen Elizabeth Estate Charge.

 

The FQEEC, is reviewed annually and is increased by the Retail Price Index (RPI) for March. When we demand in April each year this relates to the charges set for the previous accounting.  So, on 1st April 2023, we are recovering charges for 1st March 2022 to 31st March 2023.  The amount you are paying is based on the preceding RPI uplift, which in the case of the 2023/24 demand was March 2022, which was 9%.

 

Whilst there is a requirement to pay the FQEEC in full on 1st January each year or in accordance with such other payment schedule as the Management Company may specify.  As L&Q acting as the managing agent for the Management Company use the financial year as the basis of its billing, we therefore demand this payment on 1st April. Whilst all charges under the terms of the lease / transfer are due within 14 days of a demand, we have noted concerns raised by residents that this may be difficult to pay due to the current cost of living pressures some may be experiencing, so we will continue to charge this on a monthly basis. However, as this is a fixed charge we are now issuing you with a separate demand.

 

If you are a shared owner of L&Q you will continue to pay your charges to L&Q in accordance with your lease.

Seagulls

Dear Resident

We are writing to give you the latest update  regarding the seagulls issue and putting in place preventative measures to deter them from the site.

We have been advised that the Seagull Pro devices that we recently purchased will not work very well so we have contacted a company called Microbee who we are working with to see if we can install something that would be more effective. Microbee have conducted works in the area for other developments and are specialists in this area.

They recently attended and inspected the roof areas that have been affected, and have now sent us a quote  for installation of a netting cover that would be installed on the relevant blocks.  The quote we’ve received  was in excess of £30,000 which is extremely costly, so we are now in discussions with Microbee regarding other methods that may be more reasonable and again that won’t involve us having to obtain licenses which can be a very lengthy process.

We are happy to discuss this with individual residents and welcome any suggestions and recommendations as we continue to find a strategy to prevent the seagulls from nesting further.

 

Residents and L&Q Grounds Maintenance Day

Dear Residents

 

Following recent feedback from residents we would like to arrange a date in Spring where residents can come together and work alongside L&Q staff to do some grounds maintenance works for the day.  We know that some residents are very keen to get involved and would love to give residents the opportunity to take part in this sort of community activity.

If you would like to be a part of this day can you please email your Neighbourhood Housing Lead expressing your interest and we will be in touch with more details soon.

Grounds Maintenance Walks – New Dates

 

 

 

Dear Resident

We would like to confirm that the grounds maintenance walks will continue to run every 2 weeks on a Thursday between 10am-12pm and the dates for the next set of sessions will be:

  • Thursday 9th  March 10am-12pm
  • Thursday 23rd March 2023 10am-12pm
  • Thursday 6th April 2023 10am-12pm
  • Thursday 20th  April 2023 10am-12pm
  • Thursday 4th May 2023 10am-12pm
  • Thursday 18th May 2023 10am-12pm

We feel that this collaborative effort will be a great way to get more residents involved as well as build a stronger relationship between us.

We look forwarding to seeing residents attending these sessions.  Please can all residents who are attending any of the sessions meet us outside the site office at 3 Peloton Avenue.
