We would like to offer you all an apology, that we were not in attendance of the recent Local Security Meeting which was held on February 9th

This was an oversight on L&Q’s side.  We understand that this was a serious matter and our presence was required and so therefore we will be arranging to have a meeting with the Resident’s Association in the next couple of weeks. We will discuss the issues raised at the Local Security Meeting with the Resident’s Association and also agree on an agenda for an evening meeting which we plan to hold at the end of March/early April  and will be open to all residents.

Again we apologise for this oversight and hope that we are able to move forward and address the issues raised.

 

Seagulls Further Information Required

 

Dear Resident

As we continue to look into implementing  long term measures to stop the seagulls from nesting across the estate, we would like to ask for residents to let us know if you have been affected by the seagulls over the last few years.

Could we ask that residents please contact their Neighbourhood Housing Lead to confirm if there has been an issue with seagulls nesting in or around your block.

Charleen has discussed with Guardian Pest Control and have asked them to send some literature on available options. 01/12 Still awaiting literature from Guardian and also reviewing options given by Guardian. Outside L&Q Site Office Damaged Podpoint Existing from Previous Tracker Podpoint has been damaged by a truck outside the Chobham Manor L&Q office. Q2 – we are working on resolving all defective PodPoints. We have escalated this matter with the LLP for additional assistancen- 11/22 Awaiting a date for PodPoint to come and survey all Points and agree repair and maintenance plan. Site Visit has been scheduled for 23/01/23 to conduct survey for maintenance plan. 26/01 – two site visists have commened on 24 & 26th of jan with pod point. Intense run through of all pod points have taken place with issues reported back. Awaiting a report from pod point with works to commence.  We have received 2 quotes for 2 replacement Podpoints and repairs for the rest that are faulty. Currently awaitwing approval from the LQ energy budget – the maintenance contract will go live once remediation has been completed.

Feeder pillars 28/11/2022 A couple of feeder pillars have been hit by cars and need bolting back to their plinths. TW informed is being dealt with by L&Q energy. . Dear Residents,

 

We are looking for residents who would like to become representatives for their blocks. In addition to the Resident’s Association we think it would be useful to have a representative who is the main point of contact for each block and this person can act on behalf of the block to feedback any concerns or issues in relation to their particular block.

We think this will encourage more collaborative working between residents and L&Q and also will enable us to address issues more effectively.

PCM Discount Code

We are aware that there was an issue with the discount code for the Visitor’s Parking permit last week which resulted in a number of residents having to pay full price for parking.  Can any residents who were affected by this  please send an email to PCM at info@pcm-uk.co.uk and inform them that they have paid the FULL price and provide the vehicle registration details. Once this has been sent, a refund will be processed.

Bicycle theft is frustrating! We at MOSA are on a mission to make cycle parking more secure, and we need your help! From February 10th to 26th, we’re running a trial of our new smart lock technology at Queen Elizabeth Olympic Park.

 

We’re looking for cyclists who regularly visit Queen Elizabeth Olympic and are interested in supporting the development of a new smart bike lock by giving their feedback. By participating in our trial, you’ll be making a real difference in the fight against bicycle theft. Plus, you’ll be one of the first to test out our cutting-edge smart lock in the UK. Ten of our new smart locks will be situated on the bicycle racks outside Timber Lodge Café and the London Aquatics Centre.

PodPoint – Residents Guide

 

Dear Resident,

We are writing to advise you of the upcoming changes to parking policies for using the EV charging bays.

Chobham Manor contains numerous PodPoint units, enabling residents to charge their vehicles. We want you to make the most of this facility as an exclusive resident of Chobham Manor.

L&Q are aware of the ongoing issues with charging points and are actively working with residents, to resolve this issue, with an effective maintenance plan to ensure they are kept in working order. We will keep you updated on this by way of regular website updates and letters,

THE IMPORTANT DO’S and DONT’S:

To ensure all residents have an equal opportunity to access the PodPoint’s we have set out the below with immediate effect. L&Q and Parking Control Management (UK) Ltd (PCM) are also working on changing the enforcement terms and conditions imminently, which we will keep you informed of.

You MUST ensure that when applying for an electric vehicle (EV) permit with the housing management team, you provide your vehicle registration (VRM), a copy of your V5C to confirm ownership of vehicle and a copy of your insurance certificate. Failure to supply the said documents will result in a refusal on your application. IF you are sub-letting your property, you will NOT be granted an EV permit. A reminder that sub-letting is also a direct breach of the terms and conditions of your tenancy agreement and lease and this will NOT be tolerated.

When using a charging point you MUST ensure your vehicle is displaying a valid EV permit in the corresponding vehicle, DISABLED BADGES are NOT permissible nor deemed as valid permits / in ANY bay throughout Chobham Manor. Misuse of a disabled badge will be reported to the local authority for further action.

 

You MUST NOT leave your vehicle plugged in and occupying an electric vehicle charging bay longer than the full charge capacity of your vehicle. you MUST VACATE the parking space once your vehicle is fully charged. Vehicles that remain occupying any electric vehicle charging bay, longer than necessary, may be issued a parking charge notice (PCN) by PCM.

 

L&Q and PODPOINT have begun monitoring each vehicles total usage time for each charge session. If you occupy a bay longer than necessary to charge your vehicle, on TWO OCCASIONS, you WILL be BLACK-LISTED from accessing the PodPoint’s and your EV permit will be withdrawn.

 

You can re-apply for a permit and access to the PodPoints after 90 days from the date of L&Q breach of EVCP parking condition notice. If you are black-listed, DO NOT attempt to dispute the decision, you will be asked to re-apply 90 days from the said notice above. Available charging points are located within the Westfield car park. L&Q will not grant any subsidy / grant to utilise any alternative charging points.

Please ensure you report any vehicles abusing the electric vehicle charging points/parking bays to the management team to enable us to enforce accordingly.
