L&Q Estate Management update – Festive period / Tier 4

Estate Management

We’ve reviewed the potential impact of the latest lockdown measures and what this means for us and our operations. The measures we already have in place mean that for most colleagues there will be no changes.

We are however going to make some changes to the services that we offer to ensure that colleagues and residents are protected. This includes increasing the cleaning that our caretakers carry out in ‘high touch’ areas of our schemes, such as doors and handrails. From midday 24 December 2020 up until the 29 December 2020, the office will be closed and staff, including caretaking team, property managers and senior management will not be available (non-working days).

From the 29 December 2020 onwards, normal services will recommence. Both the caretaking team and property manager will be accessible. Please note, property managers will not be on site as per the government guidelines. However, property managers will be working from home. Estate inspections will continue as normal. Staff will wear PPE when on site.

L&Q – Repairs and Emergencies

We understand that there are times when emergency repairs are required. Please rest assured that if you have any emergencies during this period, please contact L&Q emergency line on 0300 456 9996.

Taylor Wimpey – Emergencies 

If your property remains under warranty, you must call Taylor Wimpey emergency contact centre on 01277 236888.

Before calling, please visit the following link to help identify whether your repair request is an emergency that Taylor Wimpey can deal with.


Power outage

Please call 150 which will direct you to the network distributor’s emergency number for the E20 area.

Water loss

Before contacting anyone, please ask your neighbours whether they are experiencing water loss. This will help gauge whether the issue is site wide or just affecting your property. If various residents are affected, please contact Thames Water on 0800 316 9800 and visit the following link to check whether there is a site wide issue. https://www.thameswater.co.uk/leak/

If it is indeed a site wide issue, please inform L&Q emergency on 0300 456 9996. Some tank rooms will need to be reset. This information has been flagged on our internal systems, so that everyone is aware and can coordinate with minimal issues in regards to access etc.

PCM – Parking issues

Patrols will be continuing to operate throughout the festive period with the exception of Christmas Day, Boxing Day and New Years Day. Should you experience any parking issues, please contact PCM on 01753 512603. Please also make sure that you send any evidence to the estate management team who create monthly heatmaps to assist PCM in tackling growing areas of abuse.

If you witness or experience any anti-social behaviour or breach of COVID rules, please refer to the website post below to ensure you report using the correct avenues.


You must ensure that the estate management team are made aware of any crime reference numbers. This is vital as it aids in indicating the level of anti-social behaviour and crime on the development.

If you experience any noise nuisance or anti-social behaviour from your neighbours, please inform the local authorities on the first instance, and similarly, keep the estate management team informed of specific details such as time, date, duration etc. This will assist, should further actions need to be taken in the future.

Abercrombie Road

Abercrombie Road – Visitor Parking temporary christmas changes

Hi All,

With the festive break approaching fast… The CMRA approached us with a brilliant idea to extend the visitor parking hours so that you and your visitors can enjoy it, whilst Taylor Wimpey and the sub-contractors are absent from site.

These temporary changes will take effect from 24 December 2020 until the 4th January 2021 (6AM). After this period, please refer to the terms and conditions on the signs along Abercrombie Road when parking. Restrictions apply.

The same parking tariffs apply, with an additional 24 hour tariff which  is £15.00 with the residents discount (see below in bold). Without the discount it is £30.00.

Chobham Manor winter activities event

Over 70 Chobham Manor residents braved the weather on Sunday 13th December 2020, to join in with the winter activities.

It was a festive atmosphere, an inviting chance for everyone to get together for some magical and fun, socially distanced, winter and Christmas themed activities in Chobham Manor.


We saw many residents turn on their lights at 4pm for the Chobham Manor big lights switch on. To adhere to coronavirus government guidelines, there was no megaphone announcement or countdown for the big lights switch on. But, in true style, Chobham Manor residents happily turned on their lights collectively, grabbed their coats to keep warm and ventured outside to join in the activities.

To make Chobham Manor look more festive, the railings on both of our playgrounds in the ‘rain garden and ‘the green’ were decorated with willow, twigs, some Ivy pots (kindly provided by the Queen Elizabeth Olympic Park) and lights. Bliss had sourced some Christmas tree cuttings to hand out, so residents could decorate the railings with their very own organic baubles. This was additional to some beautifully homemade ornaments such as Christmas trees created from twigs, along with messages of hope and peace at Christmas.



Everyone got into the festive spirit and dressed up with their Santa hats on to search for stars displayed by their neighbours. They filled up the night sky of their nativity scavenger hunt cards (designed by resident Lynne Roberts) with stars whilst walking about in their family bubbles. If you searched hard enough, you would’ve found Edward and Julia’s doorstep stall. Lots of people were nibbling on a homemade mince pie and sipping on a hot chocolate topped with marshmallows – all served coronavirus safely of course. Neighbours even brought over their own mugs to be filled up with hot chocolate.


Reverend Saffron Ryan of Church E20 organised an interactive nativity trail for everyone to participate in. Eight panels were dotted around the Chobham Manor neighbourhood revealing the Christmas nativity story. Residents were scanning the QR codes on each panel to listen and learn about each part of the nativity story and sing along to some lovely Christmas carols in their groups.

Over 100 goodie bags were picked up on completion of the trails for both adults and young people, a small treat to sweeten the day. Church E20 would like to thank everyone who contributed to a car boot load of unwrapped gifts and Christmas extras donated to E20 Food Bank.

Christmas Tree collection date and tips and advice inline with LFB

Hi All and an early Merry Christmas and a happy new year!

The christmas lights and trees look great! Albeit we are still in the pandemic but if this uncertain time has proven anything, it is that a thriving community can get through anything together.

With that being said, you will eventually want to get rid of your Christmas Trees and I wanted to take the time to set out the following:

a) Newham have been instructed to collect all Christmas Trees from Chobham Manor on the 5 January 2021.

b) Should some areas be filled with excessive Christmas Trees, don’t worry, we will just arrange an earlier visit before the agreed date above.

c) You must leave your Christmas trees outside of your building on the day (please ensure it is not obstructing any entrances or footpaths). Newham will collect them from outside of each block. If you live in a house, simply leave them inside your front porch (not outside of your gates) so that they are visible. For those of you who are living in any of the lane houses (Weavers Row, Millers Row, Coopers Lane, Brewers Lane), simply leave them outside your garage gates (not obstructing footpath access) and we will have these collected. Regular walk around and inspections will be carried out as per usual, so we will be sure to spot them.

d) The debris that falls from the trees will be cleaned as per usual by the caretaker assigned to the block. Similarly, the debris which falls on the street, will also be attended to by the grounds maintenance team.

e) If you happen to not find the chance to dispose of your tree by the 5 January 2021, simply email chobhammanor1@lqgroup.org.uk with the subject Missed tree collection for my property and we can arrange for another collection.

Some health and safety tips: 

a) Check to see if your plug sockets are overloaded

b) Regularly check for frayed or worn cables and wires – look out for scorch marks. Rule of thumb – if you are unsure, be safe and don’t install any electrics until the defective components have been replaced.

c) Unplug the appliances when they are not in use and especially if you are heading out.

d) Check for British or European safety mark – All electric household appliances should have a British or European safety mark indicating a certified product. (see image below)

e) Don’t leave devices charging for long periods and make sure you are using appropriate charging units.

Should you be attending the outdoor event today and Chobham Manor, or simply heading out for shopping, please be wary when using your mobile phone. We would advise you wait until you are home, otherwise find a safe place to take a call.

The following dates are for your revised collections. Where your normal collection day is a Tuesday, over the Christmas period these will be revised to the following:

Playground railing decorating – from 5th December

To make Chobham Manor look more festive, the railings on both of our playgrounds in the ‘rain garden and ‘the green’ will be decorated with ivy (kindly provided by the Queen Elizabeth Olympic Park).

We’re inviting all residents to get creative help decorate the railings with homemade weatherproof ornaments and message tags.

Here’s some ideas on how to make outdoor weatherproof decorations to hang onto the railings from Saturday 5 December 2020 onwards:

  • Find some twigs in the park and make Christmas trees or stars out of twigs using twine to bind and hang.
  • Search for pinecones in the park, decorate with twine or ribbons and hang.
  • Write a note of hope, peace or Christmas cheer on coloured card or paper. Message tags cut in the shape of a star, tree, bauble etc. are particularly festive! Laminate the paper shape or bind with Sellotape to make it waterproof. Punch a hole in the top and tie on the railing with some twine.
  • Up-cycle anything suitable which would make a nice decoration e.g. use the base of plastic bottles (painted on the inside and stuck together with tape) to make some fun bauble decorations.

The list is endless, let’s all get creative and help bring a little smile and cheer to everyone passing through our community!


Winter lights switch on – Sunday 13 December 2020 at 4pm

Deck your halls, windows and balconies, set your alarm clocks for 4pm and let Chobham Manor shine up with a simultaneous winter light switch on. A megaphone countdown announcement will be made from the rain garden.

Our Chobham Manor community can all participate by switching on your lights collectively at 4pm and then come out to join in the following activities…


Find the shining stars scavenger hunt – Sunday 13 December 2020, 4.15pm – 6pm

Get into the festive spirit and get dressed up or wear a Santa hat whilst you find stars displayed by your neighbours around Chobham Manor on a scavenger hunt, that children and adults alike can seek out:

  • Collect your scavenger hunt card and star stickers between 3pm – 4pm from outside the Rain Garden playground.
  • Fill the night sky of your nativity scavenger hunt card with a star sticker for each household you find displaying paper stars.
  • You may also download and print the nativity scavenger hunt card here Nativity Scene to colour in and complete with your own stickers.


Nativity trail – Sunday 13 December 2020, 4.15pm – 6pm

Our new reverend Saffron Ryan from Church E20, will be moving to Chobham Manor early next year. Church E20 have organised an interactive nativity trail for everyone to participate in:

  • Meet Reverend Saffron Ryan outside the Rain Garden Playground to start your trail
  • Find 8 panels dotted around the Chobham Manor neighbourhood, scan the QR code on each panel and listen to part of the Christmas nativity story and sing along to some lovely Christmas carols.
  • Collect a goodie bag (while supplies last) from outside the Rain Garden Playground once you’ve completed the trail (between 4.30pm – 6pm)
  • Church E20 will have a collection point on the night for donations of unwrapped gifts and Christmas extras for the E20 food bank and will be located outside the Rain Garden Playground.
  • Visit churche20.co.uk for additional online Christmas activities such as Carols by candlelight etc.


Note to all Chobham Manor residents

We encourage all Chobham Manor households to participate in these activities, whether you have children or not. Have fun, enjoy and of course adhere to social distancing by staying in your family bubble.

You may collect one goodie bag per person for completing either (or both) the Find the shining stars scavenger hunt or Nativity trail.

Updated – Planned tree replacement (ongoing)

Hi All,

As you may know, Taylor Wimpey have begun to replace the dead trees across Chobham Manor. L&Q, Taylor Wimpey and Neil Sinden met on site last month to map the dead trees. The joint effort is much appreciated. This has been carried out, but please note that some trees are due to be replaced in due course. We will keep you updated throughout.
