Dear Residents,

L&Q Estate Management Team will be taking ownership of all the cycle stores keys later today.

Just to update you that late this afternoon (31.10.19) and tomorrow Friday 1st November 2019, L&Q will be distributing the additional cycle store keys to all residents.

Please note your additional cycle store key will be hand delivered by the Estate Management Team to each residents’ mailboxes and letterboxes where appropriate. This will include all blocks and stacked maisonettes. We aim to hand deliver all keys over the course of this afternoon and throughout tomorrow.

Noticeboards will be updated in each of the blocks and text messages will also be sent out later today to update all residents with this information.

Updated Security Alert 25.10.19

Dear CMRA & Residents,

As previously advised on the update on Friday 4th October 2019, over the past two weeks both L&Q and Taylor Wimpey have been working in tandem and in order to supply and provide additional locks to increase the security to the cycle stores.

As an extra tier of defence and as a deterrent, we have now introduced very robust mechanical locks to nearly all cycle stores and communication rooms. This will neither affect nor substitute the automation of doors and would also help, should any residents forget to lock the cycle stores at the time of collecting bikes.

All Communal rooms containing CCTV assets etc. shall have FB2 keys replaced with 5 Lever Mechanical Locks. ALL cycle stores shall receive mechanical locking devices with the FOBs engaged continuously. All other communal areas shall operate under the current system.

Please note that we are collectively and severally responsible for ensuring that doors to these spaces are kept locked at all times. The Estate Management Team commencing Thursday 31 October 2019 will be hand delivering and issuing the keys to all the residents affected along with a letter informing residents that they must all ensure locking the cycle store doors behind them.

A text message update will also being going out to residents to ALL blocks which boast Entrance Lobbies advising them accordingly and notifications on the same will be included on notice boards and via the Chobham Manor website.

Furthermore and as an extra deterrent, LQ and TW were also looking into the option of supply and install of additional audible security alarms to the cycle stores. Please note that the introduction of silent security alarm substitutes, will not deter the assailants and will not serve their intended purpose.

Security Locks Progress Update:

I can confirm that the introduction of audible security alarms negate the blocks’ evacuation strategy as confirmed by BB7 our Fire Engineering Consultants. Please see below screen excerpts of the typical Block Fire Report attesting to ‘Stay Put’ and ‘No Additional Alarms in the Communal Parts’ and as follows:

As a result, the advice sought from the specialist consultants at this time has been against the installation of audible alarms which contravenes the above fire evacuation strategy.

CROP (Chobham Residents Orchard Project) are hosting Apple Day exclusively for Chobham Manor residents. Join in for an apple-themed event with art, fun and games for all the family.

Apple juicing and identification will take place in the Rain Garden on Villiers Gardens – weather permitting.

Passing the Flame

London Stadium Learning are hosting a free Olympic and Paralympic holiday school at London Stadium during October half term.

Date: Monday 21 October 2019 to Friday 25 October 2019

Time: 10am – 3pm

Age: 9-16 year olds (please bring a packed lunch)

Activities include:

  • Visiting the British Olympic Archives at the University of East London
  • Digitising GB athletes objects and stories
  • Making TV reports in different park
  • Investigations into family sporting events

Lock Changes to Cycle Stores 04.10.19

Dear Residents,

Following the recent security breach where bicycles were stolen, and unauthorised entry to other parts of the buildings at Chobham Manor, we are currently planning works to improve the access security to the bike stores by installing mechanical locking devices. These changes will not affect you entering your block or other areas designated for residents.

We will also be making security improvements to the landlord only accessible areas by way of lock changes.

The works are scheduled to commence from Tuesday 8th October 2019. We anticipate this work taking approximately 10 working days.

We will also be carrying out repairs to the damaged bin store locks during this time. Residents will receive the required keys before the locks in your building are engaged.

We apologise for the time taken to provide this update but would like to assure you that we continue to prioritise the health and safety of Chobham Manor Residents.

Construction update

Dear Residents,

Please note that construction work will be taking place over the next few weeks on and around Chobham Manor. The planned work will have minimal impact on residents of Chobham Manor.


Work on Abercrombie Road:

Over the next four weeks Taylor Wimpey will be moving their compound from its current position to the area next to the Lee Valley Velopark Mountain track on the corner of Abercrombie Road and Temple Mills Lane. During the move there will be no road closures envisaged, all work will be carried out with traffic marshals in place.

Our plan is to move the existing cabins from Cadence Way onto the new site only briefly crossing Abercrombie Road causing as little disruption as possible. It may be necessary for some work to take place over the weekend but we will endeavour to keep this to an absolute minimum carrying out where possible internal work linking to existing services.


Chobham Manor Sales and Marketing Suite:

Over the next four weeks Taylor Wimpey will be deconstructing the Sales and Marketing Suite on the corner of Honour Lea Avenue and Olympic Park Avenue.

Following our agreed Traffic Management Plan, Plant will be delivered to site on Friday 4th October 2019 using the existing entrance on Olympic Park Avenue. All waste materials will be taken off site via Olympic Park avenue and Abercrombie Road turning left onto Temple Mills Lane towards the A12 (as part of the previously agreed Construction Traffic Management Plan for Chobham Manor). The contractor has been made fully aware of the need to be considerate to our neighbours and they have an understanding that both Honour Lea Avenue and Olympic Park Avenue have vehicular and pedestrian traffic throughout the day.
